Being a baby boomer with four children who are now young adults, they are in the process of trying to purchase their first home.
House prices are prohibitive to many. There are some State government allowances for first home buyers for the purchase of land and new homes but not established homes. This means that an additional $34,738 has to be found when purchasing an established home of approximately $600,000. Generally you add this to your loan and pay about $70,000 in interest and repayments on that stamp duty.
I think any fair-minded government would give serious consideration to lowering the stamp duty burden for first home buyers on new or established homes. Presently, the NSW State government is flush with money with sell offs and spiralling home stamp duty revenues.
So on the October 21 I communicated with the NSW Premier Mike Baird who very promptly responded electronically saying I was not a resident of Manly – his electorate. He said that he would forward the request – stamp duty relief for first home buyers on established homes - to the Honourable Gladys Berejiklion – the treasurer; as this is within her portfolio.
Unfortunately I didn’t hear from the Treasurer so I communicated with my local State member for Myall – Hon Stephen Bromhead. Mr Bromhead responded very quickly electronically and he said he would make representation to the treasurer.
Guess what? I’m still waiting.
It appears that I have pseudo representation from the State government.
In light of the massive swing against the National Party in Orange recently, it’s time to make the Myall marginal because the government appears not to listen to constituents and continues to be Sydney centric.
It’s no good sending immediate electronic communication to constituents and ending any follow-up representation. It appears we are getting representation without representative. Further, it appears that the bureaucratic circle of life continues to alienate the people who will be voting in 2019.
Please be fair and give some ground on stamp duty for first home buyers on established homes. They need a fair go. Be fair, or you will go.
